I've been trying to solve this for a while now. You get close, but your not solving it. You touch on the key elements that would. You said, Keep in mind there are other expenses, like MI, taxes, etc.. which the etc. is Home insurance, HOA payment. All of the factors for other cost are: FHA MI 1.75% of loan amount. THis amount is added to the loan amount. This would calculate the correct PI payment for a FHA loan, but then to get to price, we need to factor: Home insurance monthly: estimating 75.00 Taxes monthly: estimating 100, FHA MI .55% X total loan amount /12 gives the monthly Mi cost, and HOA. This is what a total payment includes that is factoring the .25 or .30% of income. Your calculation will get close, but once you add in the other costs, the total payment is 2-3% over the calculated allowed .25 or .30 of income. I am using the PV formula as well. I see how you factored to get to price. I was using this formula to try to get to price and it was nly solving to get to loan amount. I can utilize the steps you have here to get to price. but, ... can we use this same idea to get the the correct price by factoring those other costs.. I can't figure this part out. Are you able to elaborate on that last part of what you said, "keep in mind there are other costs" because yes, there are and to solve what you are saying we will solve we not only need to keep those in mind we need to add them to the sheet. Why do you say "gain" , because the "Economic term" is "earn" and is coming from EBIT. That is the professional term according to finance language ,not gain!!! Is not like you are at gym and you talk with the trainer, about weight Balance or Balance Sheet. I am actually looking for a video about "advance future return of various amounts" because my book is in Danish language and Danish is not my native language. There are some terms that I can not translate them due to my language barrier understanding🤣🤣🤣🤣 and I cant understand what is that gain. So I need a video with discounting in the future, discounting from back to present time 0 and interest``s interest rate. The formula in book is in danish so S0=start capital, S1 is end capital, N is time , r-rate Kn=∑_(k=0)^n▒〖NB1 〖(1+r)〗^(n-k) 〗
